ULI NEXT Italy Chair

On Monday 23rd January 2023, the Annual Conference of the Italian National Council of Urban Land Institute took place, in the Auditorium Allianz Tower in Milan. A large audience of about 120 guests, professionals working in the real estate and land governance sector, was welcomed by ULI Italy Chair Emanuela Recchi and Donato Saponara, Head of Transactions West Europe/Country Head of Italy, Allianz Real Estate.
The theme of the event, entitled “Environmental and Energy Transition: how will it impact cities?“, was explored through a succession of speeches and panel discussions between Italian and international guests.
Keynote Opening speaker of the day was Prof. Alfonso Vegara, Founder and Honorary President of the Fundación Metrópoli for the Innovation and Design of the Territory, an international centre of excellence dedicated to research, design and innovation for the future of cities.
Through a case study focused on the metropolis of Madrid, Prof. Vegara introduced during his talk the topic of the city and the trends driving its transformation processes, addressing closely related topics such as planning and urban development, environment and sustainability, mobility and liveability within the built environment.
In the following three panels, the general theme of the Conference was debated through interdisciplinary and wide-ranging insights, focusing on the impacts associated with environmental and energy transition in cities and the solutions that need to be provided through new real estate development and urban regeneration initiatives.
There was no shortage of considerations regarding the values inherent to the ESG paradigm, where at the moment the environmental component seems to show a more marked methodological advancement, also thanks to the widespread diffusion of certifications and related operating standards.
In the relationship between real estate development and sustainability, a fundamental role is played by energy efficiency, a transition that is becoming increasingly relevant not only from an environmental perspective, but also from an economic and financial point of view, as a result of the implications of current geopolitical events.
The Conference also investigated the contribution made by technology to sustainability, through case studies and best practices for the creation and development of innovation ecosystems, excellences capable of promoting the attraction and retention of talent as catalysing factors for the competitiveness of territories. It was also emphasised that the involvement and active commitment of the public sector is increasingly necessary to initiate mechanisms capable of stimulating such investments.
Today, more than ever, it is important and necessary to foster innovation in the real estate development sector by adopting the sustainability solutions brought about by the fast-paced technological progress. This is done under the banner of circular economy and also through the application of sustainable and efficient mobility patterns.
During the event, several topics were discussed on the challenges that the real estate and construction sector faces in responding to climate change. A renewed awareness of the impact that every action on the city and territory induces on the environmental and social system.

Conferenza Annuale ULI Italia 2023: “TRANSIZIONE AMBIENTALE ED ENERGETICA: QUALE IMPATTO SULLE CITTÀ?”
Lunedì 23 gennaio si è svolta, presso l’Auditorium Allianz Tower a Milano, la Conferenza Annuale del National Council italiano di Urban Land Institute. Un pubblico numeroso, composto da circa 120 ospiti professionisti operanti nel settore del real estate e del governo del territorio, è stato accolto dal Presidente di ULI Italia Emanuela Recchi e da Donato Saponara, Country Head Italia e Responsabile Investimenti e Sviluppo Strategico nella West Europe Region di Allianz Real Estate.
Il tema dell’evento, dal titolo “Transizione ambientale ed energetica: quale impatto sulle città?”, è stato approfondito mediante una successione di interventi e panel di confronto tra ospiti italiani ed internazionali.
Keynote Opening speaker della giornata è stato il prof. Alfonso Vegara, Fondatore e Presidente Onorario della Fundación Metrópoli for the Innovation and Design of the Territory, centro internazionale di eccellenza dedicato alla ricerca, al design e all’innovazione per il futuro delle città.
Tramite un case study incentrato sulla metropoli di Madrid il prof. Vegara ha introdotto nel suo talk il tema della città e dei trend che ne guidano i processi di trasformazione, affrontando tematiche strettamente correlate quali pianificazione e sviluppo urbano, ambiente e sostenibilità, mobilità e vivibilità all’interno dell’ambiente costruito.
Nei successivi tre panel, il tema generale della Conferenza è stato dibattuto mediante approfondimenti interdisciplinari e di ampio respiro, che hanno posto l’attenzione sugli impatti associati alla transazione ambientale ed energetica nelle città e le risposte che occorre fornire attraverso le nuove iniziative di sviluppo immobiliare e di rigenerazione urbana.
Non sono mancate considerazioni riguardo ai valori propri del paradigma ESG, dove al momento la componente ambientale sembra mostrare un avanzamento metodologico più marcato, anche grazie all’ampia diffusione delle certificazioni e dei relativi standard operativi.
Nella relazione tra sviluppo immobiliare e sostenibilità, un ruolo fondamentale riveste l’efficientamento energetico, transizione sempre più rilevante non solo secondo una prospettiva ambientale, ma in modo crescente anche sotto l’aspetto economico e finanziario, in seguito alle implicazioni derivanti dagli avvenimenti geopolitici in atto.
Durante la Conferenza è stato inoltre indagato il contributo apportato dalla tecnologia alla sostenibilità, tramite casi studio e best practices per la creazione e lo sviluppo di ecosistemi dell’innovazione, eccellenze in grado di promuovere l’attrazione e la ritenzione di talenti quali fattori catalizzanti per la competitività dei territori. Si è inoltre sottolineato come sia sempre più necessario il coinvolgimento e l’impegno attivo del settore pubblico per avviare meccanismi in grado di incentivare tali investimenti.
Oggi più che mail si rivela importante e necessario favorire l’innovazione nell’ambito dello sviluppo immobiliare, adottando anche nella filiera del real estate le soluzioni di sostenibilità portate dal veloce e incalzante progresso tecnologico. Ciò avviene all’insegna della circular economy e anche tramite l’applicazione di pattern di mobilità sostenibile ed efficiente.
Durante l’evento, diversi sono stati i temi di confronto sulle sfide che il settore immobiliare e delle costruzioni deve affrontare per rispondere al cambiamento climatico. Una rinnovata consapevolezza dell’impatto, che ogni azione su città e territorio induce sul sistema ambientale e sociale.
